Garage Doors on Wooded Lots
A lot of Chapel Hill homes sit under tall pines and hardwoods. That's lovely, and it's also hard on a garage door.
Leaves and pine needles pile up against the bottom seal and hold moisture against the door.
Sap and pollen coat the tracks. Shade keeps the bottom of the door damp after a storm. Over time that means rusty bottom sections, stiff rollers and seals that rot.
Sweeping the threshold and wiping the sensors a couple of times a year helps more than you'd think. See bottom seals if water is already getting in.
Older Homes Near Campus
The older neighborhoods around downtown and the university have plenty of single car and detached garages, some with very little room above the door.
Older doors here often use extension springs along the tracks rather than a torsion spring above the door.
If yours has extension springs, make sure there's a safety cable running through each one. If a spring breaks without one, it can fly across the garage. A technician can add them, and the broken spring page explains the types.
A low ceiling can also limit opener choices. A wall mounted opener is often the answer. See new openers.
Rentals and Heavy Use
Chapel Hill has a lot of rental houses. A garage door shared by several busy adults can cycle far more than a typical family's, which wears out springs and rollers faster.
If you own a rental, a yearly tune-up catches a fraying cable before it turns into a tenant's emergency call. Longer life springs are often worth it on a rental door.
Newer Neighborhoods
In the newer neighborhoods south of town and out toward the county line, most garages have two car steel doors from the builder. Around ten years in, many of those builder doors need their first spring and a set of rollers.
That's normal wear, not a sign the door is failing.
