New Homes, Builder Doors
Many Creedmoor homes are in newer subdivisions with attached two car garages. Builder doors are usually thin, uninsulated steel with standard springs and a basic opener.
They work fine, but the springs are rated for about 10,000 cycles. A busy household can wear through that in well under a decade. When one breaks, ask about longer life springs. See broken spring repair.
If the garage is hot and the room above it is too, an insulated door is a common upgrade. More in insulated garage doors.
Country Homes and Shops
Outside town, plenty of properties have detached garages, workshops and boat storage with wide or tall doors. Bigger doors are heavier and need bigger springs and stronger openers.
A door that only opens on weekends can still fail. Springs rust, cables fray at the bottom where water sits, and mice chew the seals in quiet buildings.
Never work on the springs, cables or bottom brackets of a big shop door yourself. They carry a lot of force.
Storms and Power
Summer thunderstorms and the occasional winter ice storm knock out power out here. An opener with battery backup lets you get the car or the boat out anyway. Lightning can also take out an opener's circuit board. See opener repair.
Gravel, Clay and Lake Dust
Gravel drives and red clay put grit on everything near the floor. Grit in the tracks wears rollers faster, and dirt on the sensor lenses stops the door from closing.
A quick wipe of the sensors and a sweep along the tracks every few months saves a service call.
